In our experience, the single biggest threat to a property transaction completing successfully is the sudden revelation of a ‘last minute’ problem elsewhere in the property ‘chain’. These can revolve around mortgage finance, other sources of funding or legal issues specific to particular properties.

This is why we adopt a very proactive approach to our conveyancing. Whether we are acting for a buyer or a seller, our aim is to identify any potential issues with the transaction for which we are directly responsible as early as we possibly can. These means we have a greater chance of resolving potential ‘show stoppers’ and ensure our client has a realistic and fully informed view of how the transaction is likely to proceed.

Unlike a number of other solicitors, we do not have referral arrangements with particular estate agents or surveyors; yet, despite this, we have built up excellent working relationships with other local property professionals because of our diligent and proactive approach. This enables us to build up a better understanding of the state of the chain that might exist above or below our transaction. As a result, there are situations where we can encourage estate agents through the chain to anticipate and resolve issues well before the chain ‘locks in’ at exchange.

So, if you are thinking about buying or selling residential property, choose your conveyancing solicitor with care and instruct them early on in the process. A proactive conveyancer may make all the difference to your transaction completing smoothly or, indeed, completing at all.
