Buying property in the best place to live

York was acclaimed Britain’s ‘best place to live’ in a Sunday Times league table earlier this year because of its ‘perfect mix of heritage and hi-tech’. Inevitably this has further boosted the city’s popularity with prospective home buyers, not only increasing competition but also the potential risk of rushed purchase decisions. So what can you do to stay in control and ensure you make the right decision at the right price?

Do your research. If you are not currently familiar with York or are returning after an extended period of time, then it is really important to research the city and its various quarters. Internet searches and specific property viewings are not really sufficient; if at all possible, you should spend time in the neighbourhoods you have in mind to get a real feel for what they are like. It means that if a seller is looking for a quick decision then you can respond with confidence on the basis of prior research and consideration.

Get your finances sorted. Prospective buyers who are organised and have a realistic understanding of their financial ‘firepower’ are in a better position to complete a property transaction successfully. These days it is not simply about mortgage finance but also about having the right evidence (for obligatory money laundering checks) concerning the ‘source of funds’ for your deposit and other non-mortgage contributions. Do not underestimate the time it may take time to gather such evidence together.

Engage a good local lawyer early on. This might seem a surprise as many people assume instructing a lawyer can wait until you have an offer accepted. It is much better to select a suitable lawyer before the pressure of transaction deadlines kick in. This gives you time to decide on which firm is most suitable for your needs. Local lawyers with a good reputation are well placed to provide useful guidance concerning property purchase within the city and on the preparation you should make before making your offer.

Overall, our message is research, prepare and engage the services of a conveyancing specialist with the local knowledge and the expertise to manage your transaction to a smooth and successful conclusion. If you do that, you are well on your way to having your own property stake in Britain’s ‘best place to live’.
